In short

  • FluxStays is a free directory. You book with the hotel and pay the hotel; we take no commission and never hold your money or your card.
  • Prices and availability come from hotels and public sources. Confirm them with the hotel before you pay.
  • A listing is not an endorsement. Owners can claim, correct or remove a listing; takedown requests are answered within 24 hours.
  • When you claim or add a listing, or send us a request, you tick a box to accept these terms. We record the version, the date and the page language.

FluxStays (fluxstays.com) is operated by FluxSoft Technologies LLC, a US limited liability company. By browsing FluxStays, searching for a stay, planning a trip, or claiming or listing a property, you agree to these terms.

1. What FluxStays is

FluxStays is a free, zero-commission directory of independent hotels, lodges and travel operators, open today in 26 countries. FluxStays is a software company, not a travel agency and not an online travel agency (OTA): it never takes a percentage of a room night, never holds a booking deposit, and never sells a room itself.

FluxStays never renders a payment field and never sees your card. When you continue to a hotel from a FluxStays page, you leave FluxStays and book directly with that hotel, on its own site, its own booking engine, or by phone or WhatsApp. FluxStays is not a party to that booking. The contract for your stay is between you and the hotel alone.

2. Prices, availability and accuracy

Where FluxStays shows a nightly rate, it already includes the taxes of the country the stay is in, on the first card — no fee is added later in the flow on this site. That price comes from the hotel or from a public listing and can be out of date by the time you reach the hotel; FluxStays does not guarantee it. Always confirm the final price and availability with the hotel before you pay.

A "last rooms" or scarcity badge is only ever shown when live inventory in the database is genuinely at or below two units. FluxStays does not use countdown timers or manufactured urgency.

The trip planner is an AI assistant. It suggests listed stays from public facts and can make mistakes. Always confirm rates, availability and details with the hotel before you book. FluxStays is not a party to your booking.

3. Unclaimed listings

Some properties on FluxStays are listed without the owner having created the listing — an unclaimed listing carries only public facts (name, address, coordinates, phone) and photos FluxStays is licensed to use. A listing is never an endorsement of the property or the operator. If you own a property listed here and want it corrected, claimed or removed, email [email protected]; a takedown request is answered within 24 hours.

Location data on FluxStays draws on OpenStreetMap and is used and attributed under the Open Database License (ODbL) 1.0.

Place data also draws on the Overture Maps Foundation (overturemaps.org, © OpenStreetMap contributors, Overture Maps Foundation, CDLA-Permissive-2.0) and on Foursquare Open Source Places (Apache License 2.0). The Foursquare notice, reproduced in full as its licence requires:

4. Claiming a listing

Claiming a listing does not transfer ownership instantly. A claim is verified by a phone call to the number published on the property's own Google listing, with a six-digit code read back, or by email on the property's own domain as a fallback. Submitting a claim you are not authorized to make, or impersonating an owner or operator, is a violation of these terms and may be reported.

5. Reviews

A review can only be written with a single-use link that comes from a real stay: a checkout in the hotel's own booking system, a stay booked through FluxStays and confirmed by the hotel, or an invitation FluxStays sends to a guest the hotel names. Links expire after 30 days. Every review, positive or negative, goes through the same checks and is shown whatever its rating; a review is removed only under the rules on the "How reviews work" page, and every removal is logged. The author can delete their own review at any time.

Review rules for hotels: invite every guest who stayed, not a selection; offer nothing for a review; never write, commission or submit a review of your own property or ask staff, family or friends to; reply at most once to each review, without personal details or threats. A hotel that breaks these rules loses the right to invite guests, and its invited reviews are checked again.

6. Acceptable use

You agree not to scrape or bulk-extract FluxStays' data outside the published feeds and API (/llms.txt, the per-stay markdown sheets, and the /mcp endpoint, each rate-limited and documented for that purpose); not to submit a false claim, a false review, or fraudulent contact details; and not to attempt to disrupt, overload or reverse-engineer the service beyond normal use.

AI agents and automated assistants are welcome to use the published feeds and the /mcp endpoint under the same rate limits published there — this is a deliberate part of how FluxStays is built, not an exception granted case by case.

7. Intellectual property

The FluxStays name, logo and site design belong to FluxSoft Technologies LLC. Listing photos are used either with the property's own permission, under a licence that permits reuse (with the credit shown on the listing), or drawn from OpenStreetMap-linked sources with attribution. A property owner who believes a photo is used without the right permission can request its removal at [email protected].

8. Third-party links

FluxStays links out to hotel websites, hotel booking engines, WhatsApp, Uber, Waze and Google or Apple Maps. FluxStays does not control and is not responsible for the content, availability or practices of any site you reach from one of these links.

9. No warranty, limitation of liability

FluxStays is provided "as is". FluxStays does not warrant that a listing is accurate, current or available, and is not liable for a booking made with a hotel, a dispute between you and a hotel, or a loss arising from information on this site being out of date. Nothing here is meant to disclaim a liability that the law of your country does not allow FluxStays to disclaim.

10. Changes to the service and these terms

FluxStays may change or discontinue any part of the service, and may update these terms as the product grows. The date at the top of this page shows when it last changed. Continued use of FluxStays after a change means you accept the updated terms.

11. Governing law

FluxSoft Technologies, LLC is a Delaware (US) company. These terms are governed by the laws of the State of Delaware, USA, without prejudice to the mandatory consumer protections of the country you live in.
